OMNIYAT has unveiled Lumena, an ultra-luxury commercial development situated on Sheikh Zayed Road in Dubai's Burj Khalifa district, at the intersection of Business Bay and Downtown Dubai. This 48-story tower, with a gross development value of Dh3.6 billion, is designed to redefine workplace environments, aiming for completion in the third quarter of 2029. Lumena's design, inspired by the Latin word "lumen" (illumination) and the Japanese word "ena" (blessing), emphasizes clarity, purpose, and momentum. The architectural model was showcased at the Museum of the Future and will be displayed at The Opus by OMNIYAT, offering a glimpse into the future of Dubai's commercial spaces.
Lumena integrates panoramic views, natural materials, and biophilic elements to promote well-being and productivity. The tower features 91 shell-and-core office units across three categories, with flexible floorplates and high ceilings. Strategically located near the Business Bay metro station, it offers easy access to Dubai's key business and lifestyle hubs. The development includes over 1,000 parking spaces and is designed to meet the latest British Council for Offices (BCO) standards, targeting LEED Platinum, WELL Platinum, WiredScore, and SmartScore certifications, highlighting its commitment to sustainability and technological integration.
Lumena offers a full suite of concierge services, including reception, meeting room management, spa and wellness coordination, and bespoke experiences. Occupants will have access to the Executive Club, featuring private lounges and meeting zones. The Sky Theatre at the summit will host high-level events. Wellness is a core focus, with an Executive Wellness Suite and a Sky Pool. An interconnected podium will house retail, dining, and wellness facilities. Lumena, designed by renowned architects, aims to provide workspaces that reflect growth and ambition, building on OMNIYAT's legacy of luxury commercial and hospitality properties.
