Ras Al Khaimah (RAK) is experiencing a significant transformation, evolving into a dynamic investment hub within the UAE. Fueled by substantial infrastructure investments, strategic government initiatives, and a surge in luxury-branded residences, the real estate market is demonstrating robust growth. The ValuStrat Price Index (VPI) recorded a 14.9% annual increase in freehold residential capital values, reaching 122.2 points in Q3 2025. Apartments led the growth, increasing by 15.5% year-on-year, particularly in waterfront communities like Al Marjan Island, which saw the highest increase at 16.8% annually.

Investment confidence is primarily directed towards new developments, with off-plan registrations dominating 84% of total sales in the first nine months of 2025, generating over Dh8.2 billion. The secondary market also saw activity, with 776 ready homes sold. The overall market offers attractive returns, with freehold residential properties generating an average gross rental yield of 5.4%. This growth is supported by strong macroeconomic fundamentals, including a projected 4.2% annual GDP growth through 2027 and increasing Foreign Direct Investment. The merger between Marjan and RAK Hospitality Holding aims to accelerate the RAK Vision 2030, which targets 3.5 million annual visitors and nearly 20,000 hotel keys.

The influx of global luxury and hospitality brands is significantly impacting property valuations, with prices rising by 10% to 15% year-to-date. Branded residences are expected to comprise 25% of the upcoming freehold supply by 2030, with approximately 4,800 units planned. Current demand is concentrated in established hubs like Al Marjan Island and Al Hamra Village, with off-plan properties accounting for a massive 95% of transactions. The city's urban landscape is expanding through ambitious new master communities, further solidifying RAK's status as a luxury destination with upcoming launches.
