The Dubai Land Department (DLD) and Ctrl Alt have launched Phase Two of their Real Estate Tokenisation Project, allowing secondary market trading of previously issued property ownership tokens. This follows the initial phase, which tokenized ten properties worth over $5 million, resulting in approximately 7.8 million tokens now eligible for resale. The project aims to move from proof-of-concept to practical market operation, focusing on liquidity, transparency, and operational readiness within a regulated framework.
All transactions will occur on approved distribution platforms, fully aligned with official land registry processes to maintain accurate and secure ownership records. The system utilizes blockchain infrastructure, recording transactions on the XRP Ledger and employing regulated custody solutions. Ctrl Alt, the tokenization infrastructure partner, developed the framework for digital issuance, management, and transfer of property title deeds, synchronized with government registries. They will also introduce asset-referenced management tokens to support regulated resale activity, creating a unified digital record of ownership and transaction history.
This secondary trading phase is designed to test market efficiency, investor behavior, and regulatory safeguards under strict oversight. The project establishes a global benchmark for digital real estate systems, enabling the regulated transfer of tokenized land title deeds. Ctrl Alt's platform simplifies distribution for partners, allowing platforms like PRYPCO to offer fractional real estate experiences without managing the underlying tokenization infrastructure.
The initiative aligns with Dubai's broader strategy to integrate regulated digital infrastructure into property markets, expanding investment access through fractional ownership models closely tied to official land registration systems. This project signifies a significant step towards a more efficient and accessible real estate market, leveraging the benefits of blockchain technology and digital asset management.
