Dubai landlords renting properties must now update their Ejari contracts with details of any property modifications, as per the Dubai Land Department. This update is crucial, especially with the implementation of Dubai's "smart" Rental Index. The index bases rental rates on a building's star rating, which considers factors like common areas, facilities, and overall upkeep, moving away from the previous location-based average rental approach. This new process primarily affects non-freehold properties.
To comply, property owners must update the "property, usage, type" field within the property details section before initiating or renewing a tenancy contract. The system will accept the changes if the new usage type aligns with Dubai Municipality records, allowing landlords to proceed with the contract. Landlords are advised to make these modifications while the property is vacant.
This update allows landlords to differentiate rents based on property upgrades. It also provides transparency for tenants, who can now assess the property's features and decide whether the quoted rent is justified. For landlords, particularly those with older buildings, this presents an opportunity to upgrade their properties and potentially increase rental yields. Many landlords have already been compelled to lower rents due to lower star ratings, highlighting the importance of these modifications.
