Dubai Residential REIT's IPO is priced between Dh1.07 and Dh1.10 per unit, resulting in a market capitalization of $3.8 to $3.9 billion. This offering provides investors access to a substantial portfolio of residential properties across 21 of Dubai's sought-after communities. Retail investors are guaranteed a minimum of 2,000 units, with the total allocation capped based on the prospectus's terms.

The IPO is structured with two tranches: 10% (162.5 million units) allocated to retail investors and 90% (1.46 billion units) for institutional buyers. REITs, or Real Estate Investment Trusts, allow investors to own stakes in property portfolios and receive returns based on the income generated. Dubai Residential REIT's portfolio includes communities that have experienced significant rental income growth in recent years.

Market analysts view the price range as consistent with typical REIT pricing. Shareholders will receive semi-annual dividends, with the first payment scheduled for September. The dividend will be the higher of Dh1.1 billion or 80% of the profit before changes in the fair value of investment property for 2025. From 2026 onwards, the REIT aims to distribute at least 80% of the profit, subject to board approval.

Key dates for the IPO include the book-building closing on May 20, the final price announcement on May 21, allocation to the first tranche and refunds on May 26, and the first day of trading on the DFM on May 28.
