Dubai's financial market is experiencing a surge in investor interest, particularly from non-UAE nationals, as the first IPO of 2025 gains momentum. The Dubai Residential REIT IPO, backed by Dubai Holding's residential portfolio, presents a compelling opportunity for both new and existing investors to capitalize on the city's thriving property market. Analysts highlight the "win-win" scenario for investors, similar to the successful Tecom Group IPO, offering access to a blue-chip entity and a chance to benefit from Dubai's real estate growth.
This increased interest is evident in the significant influx of new investors on the Dubai Financial Market (DFM). In the first quarter of 2025, nearly 20,000 new investors registered, with a staggering 86% being foreign nationals. This trend underscores Dubai's growing appeal to global investors, further supported by the fact that foreign investors accounted for half of all DFM trading by the end of 2024. The total number of registered investors on the DFM has surpassed 1.2 million, with a substantial portion of new registrations in recent years coming from international investors.

The introduction of stabilization mechanisms and a focus on IPO valuations are also contributing to the market's success.
