Dubai Islands is experiencing a surge in development, fueled by the recent awarding of contracts for direct access points from Bur Dubai. This includes a significant 1,425-meter bridge with four lanes in each direction, enhancing connectivity and accessibility to the five-island project, which spans 17 square kilometers. The simultaneous progress of internal and external construction is attracting investors, providing tangible proof of concept and shaping the future of the area.
The property market in Dubai Islands is witnessing increased interest, particularly from first-time and younger investors in their late 20s and early 30s. These buyers are drawn to the early-stage projects, seeking better opportunities for price appreciation. The new access points are expected to further stimulate buyer interest.
Property values in Dubai Islands have shown significant growth. According to recent data, the median sale price of apartments has risen by approximately 33% in the last 18 months, reaching Dh2,300-Dh2,400 per square foot. Land values have also surged, increasing by 125%. The new RTA 8-lane bridge, with a capacity of 16,000 vehicles per hour in both directions, will significantly reduce travel time, benefiting future residents and tenants.
Dubai Islands is poised to become a key destination for end-user property investors and tenants seeking mid- to upper-mid-tier rents. With approximately 10,000 homes expected to be ready within the next five years, many of which will enter the rental market, the area is well-positioned to capitalize on its strategic location and accessibility, drawing in residents from nearby hubs like Deira and Bur Dubai.
