This represents a significant price reduction from the initial Dh1.3 billion valuation when the property was first put up for sale. Previous auction attempts have failed to attract bids, prompting the price to be lowered multiple times, even reaching Dh700 million before briefly being raised again.

The repeated auctions and price drops suggest the banks holding the hotel's debt are eager to sell. The auction's outcome will be revealed within the next 11 days. Notably, the 169 residential units associated with the development are not included in the sale. Despite the ongoing auction process, the hotel continues to maintain high occupancy rates, especially during peak seasons, and remains a prominent landmark in the Al Jaddaf area.

A successful sale of the Palazzo Versace would be a positive development for Dubai's real estate market, particularly for legacy projects struggling with substantial debts. Recent financial reports from Union Properties, a Dubai developer, highlight ongoing efforts to reduce legacy debts, with significant payments made in the first quarter of 2025 and further payments planned for the second quarter.
